City Center East Districting Map
Avondale City Center is now a fully entitled medium intensity urban mixed-use development that consists of four primary use districts within a 406 acre property. Phase I of City Center is located in the City Center East district. This district consists of approximately 60 acres of primarily agricultural use land in multiple property ownerships. The City owns three strategic parcels within the City Center East district.

Strategic Partners
The City of Avondale is seeking strategic partners to provide services and resources for the development of the Avondale City Center. The City anticipates the need for several public private partnerships for various components of the development to attract the type of investment needed for long term sustainability and economic development. Potential partnerships include master and or component development, parking and multi-modal infrastructure, district energy, and development of employment and higher education campuses.

Investments / Funding
The Avondale City Center is supported by the commitment of City resources needed to attract private partner investment in a manner that makes development strategically targeted and scalable. To date, the City of Avondale has created the regulatory framework required for orderly and predictable development, the purchase or control of several key parcels and the commitment of investment for the development of phase one infrastructure and building development.

Understanding the need to incentivize private investment in the area, the City has invested $40 MM in public improvements by the widening of Avondale Boulevard, trunk infrastructure and the development of the City’s civic campus.

In 2009, the City committed $21million for the purchase of land and infrastructure to support the development of the Randall McDaniel Sports Complex and adjoining development. Recently, the City Council approved the purchase of the adjoining 17 acres for the development of residential and retail mixed use as an extension of Main Street. The City will be seeking a mixed use developer that will deliver City Center’s initial urban residential mixed use component.
